What are Green Roofs?
Green roofs, also known as living roofs or vegetated roofs, are a separate roof system installed over an existing or new roof membrane like Mod-Bit, EPDM or TPO. They often include additional layers such as root barriers, drainage systems, and can have irrigation. Green roofs offer an innovative solution for urban areas, and residential properties providing numerous environmental, economic, and aesthetic benefits.

Benefits of Green Roofs
Environmental Advantages
Stormwater Management: Green roofs absorb rainwater, reducing runoff and decreasing the risk of urban flooding. The vegetation and growing medium retain water, releasing it slowly over time, which helps to alleviate pressure on drainage systems.
Improved Air Quality: Plants on green roofs filter pollutants and carbon dioxide out of the air, contributing to cleaner, healthier environments.
Urban Heat Island Effect Reduction: Green roofs mitigate the urban heat island effect by cooling the air through evapotranspiration and providing shade. This results in cooler cities during hot months, reducing the need for air conditioning.
Biodiversity: Green roofs create habitats for various species of plants, insects, and birds, promoting biodiversity. They can be designed to support specific ecosystems, enhancing local wildlife.

Economic Benefits
Energy Efficiency: Green roofs provide natural insulation, reducing the need for heating in winter and cooling in summer. This can lead to significant energy savings for homeowners and commercial building owners.
Extended Roof Life: The protective layers of a green roof shield the underlying roofing materials from UV rays, extreme temperatures, and physical damage, potentially doubling or tripling the lifespan of a roof.
Increased Property Value: Buildings with green roofs often see an increase in property value due to the aesthetic appeal, environmental benefits, and energy savings they offe

Types of Green Roofs
Extensive Green Roofs
Extensive green roofs are lightweight systems with a shallow growing medium, typically 2 to 6 inches deep. They are designed to be low-maintenance and can support hardy, drought-resistant plants such as sedums and grasses.
Benefits: Extensive green roofs are relatively inexpensive to install and maintain, making them an ideal choice for large commercial buildings or retrofitting existing structures. They primarily serve environmental purposes like stormwater management and insulation.
Intensive Green Roofs
Intensive green roofs have a deeper growing medium, often exceeding 6 inches, and can support a wide variety of plants, including shrubs, trees, and even small vegetable gardens. These roofs are akin to traditional gardens and may require regular maintenance, including irrigation, fertilization, and pruning.
Benefits: Intensive green roofs offer greater design flexibility and can be used for recreation and food production. They provide significant aesthetic and social benefits, transforming urban rooftops into lush, accessible green spaces.
Semi-Intensive Green Roofs
Semi-intensive green roofs fall between extensive and intensive types in terms of depth, weight, and plant diversity. They typically have a medium depth of 4 to 8 inches and can support a broader range of plants than extensive roofs but require less maintenance than intensive roofs.
Benefits: Semi-intensive roofs offer a balance between environmental benefits and aesthetic value, making them a versatile option for both residential and commercial buildings.

Green roofs are a powerful tool for enhancing urban sustainability, offering a range of environmental, economic, and social benefits. Whether through extensive, intensive, or semi-intensive systems, green roofs can transform urban landscapes, making cities greener, healthier, and more resilient.
Toronto Eco-Roof Incentive Program
Make Your Roof Green & Energy Efficient with Toronto’s Eco-Roof Incentive
The Toronto Eco-Roof Incentive Program is designed to help building owners make environmentally friendly roofing choices. By providing financial support for green and cool roofs, this program contributes to a more sustainable, energy-efficient city while reducing the impact of climate change.
What is the Eco-Roof Incentive Program?
The City of Toronto offers financial incentives to encourage property owners to install green roofs and cool roofs on their buildings. These eco-friendly roofing solutions help reduce urban heat, improve air quality, and manage stormwater more effectively.
Incentive Amounts:
Green Roofs: Up to $100/m², with a maximum of $100,000 per project.
Cool Roofs: Up to $5/m² for eligible cool roof installations.
Benefits of an Eco-Roof
Lower Energy Costs: Green and cool roofs reduce the need for air conditioning by keeping buildings cooler in summer.
Stormwater Management: Green roofs absorb rainwater, reducing runoff and alleviating pressure on Toronto’s drainage systems.
Improved Air Quality: A green roof can capture pollutants and improve local air conditions.
Extended Roof Lifespan: These roofs last longer than traditional roofing by protecting the underlying structure from UV damage.
Environmental Impact: Helps combat the urban heat island effect and contributes to a greener Toronto.
Who Can Apply?
The program is open to commercial, industrial, institutional, and residential buildings within Toronto. To qualify, the project must meet the technical requirements outlined by the City.
How to Apply
Review Eligibility Requirements: Ensure your project meets the guidelines for green or cool roofs.
Submit an Application: Fill out the official application form and provide necessary documents.
Approval Process: The City will assess your application, and successful applicants will receive funding.
Project Completion & Reimbursement: Once the roof is installed, submit proof of completion to receive the incentive.
